The road maintenance depot, which was built in 1989, has been owned by the district for around two years. The office and social building, residential building, storage and equipment hall, vehicle and equipment hall, maintenance hall and salt hall are now in greater need of renovation, which is why the commissioned architecture firm fps Feyerabend from Besigheim and the engineering firm for heating, ventilation, plumbing and electrical PEN Planung Engineering Nick GmbH from Leonberg have recommended dividing the project into three construction phases.
In the first construction phase from June 2023 to March 2024, the company building and the former residential building will be renovated at a cost of just under 1.4 million euros. The employees' social area with sanitary facilities, showers, toilets and changing areas will be enlarged in line with current labor law requirements. The previous administration wing in the company building is to be housed in the former residential building. The measure includes gutting and redesign, including an extension to the company building, as well as a change of use with corresponding conversion of the former residential building. In addition, the company building is to receive full thermal insulation, a heat pump is planned for heating and the social areas will be ventilated with a supply and exhaust air system with heat recovery. With the PV system installed on the roof, the buildings will be heated almostCO2-neutrally in future. Funding of 60,000 euros gross has been applied for for the energy-efficient refurbishment.
The second construction phase includes all storage, maintenance, equipment and vehicle halls. The roofs, some of the window facades and the building services (heating, ventilation, sanitary, electrical) of the halls need to be renewed. Extensive concrete repairs to the hall walls are also planned. All hall roofs are to be equipped with a PV system. In the third construction phase, the salt hall, which is only structurally usable in the medium term, is to be rebuilt. The cost estimate for the second and third construction phases, which are to be tackled in 2024 and 2025, currently amounts to around 2.6 million euros.
